A luxury 5-bedroom Poconos retreat in the heart of Poconos, perfect for up to 12 guests, blending premium amenities with a secure, gated setting. Indoors, enjoy a private game room, dedicated movie room, and a fully stocked chef's kitchen with a coffee bar and seating for 14.The layout also features an enclosed sunroom with big windows that flood the space with natural light. There is a private study equipped with a computer and a day bed for a quiet workspace or extra sleeping room. Outside, relax in the year-round hot tub, on the spacious deck with a propane grill, or around the wood-burning fire pit with free firewood. High-speed Wi-Fi and 5-car parking are included. Located in Penn Estates, you gain access to a private lake, pool, and sports courts, all just minutes from top ski slopes, waterparks, and hiking trails. Arrival is seamless with contactless keypad check-in after 4:00 PM and check-out by 11:00 AM. Early or late options are sometimes available for a fee. Please contact the host if you are interested in an early or late option. To secure your mandatory community guest pass, please stop at the Welcome Center upon arrival with your license and vehicle registration. This applies to all guests. Note that there is a fee for the use of the community amenities and your registration must be completed at least 72 hours prior to arrival.

Guest Access:

● Self-check-in with keyless entry - Access code will be sent out once the rental agreement is signed
● To enter the community, you will need to stop by the Welcome Center with your driver's license and vehicle registration to get a pass for your stay.
● Penn Estates community amenities access - Registration is necessary to obtain access
● Check in after 4pm. Check out by 11am.
● Driveway parking for up to 5 vehicles
● Early check-in and late-check out may be accommodated with a fee ($100 each). Please contact us to see if we can accommodate your request. Payment will only be collected once we confirm that your request can be accommodated.

● The rental agreement will be sent to you once the reservation is accepted. Your booking is only confirmed once it is signed. Kindly complete it within 24 hours to secure your reservation.
● This property can accommodate up to 12 guests per local regulations. Infants under 2 are not included in this count, allowing up to 3 additional infants beyond the maximum guest limit.

● Guests shall register with Penn Estates at least 72 hours prior to check-in.

Community Registration:

● $40 registration fee per group - This is included in the booking total
● Registrations and/or bookings finalized less than three days before arrival will incur a $35 community processing fee, in accordance with community policy. This fee will be requested separately via the booking platform, if applicable.
● All community fees are non-refundable once registration has been submitted, regardless of a canceled reservation.

● AMENITIES PASSES: We provide guests with 12 passes that are active from Memorial Day to Labor Day. In case the passes are damaged or lost, we will charge $200 per pass for replacement.
● Access to the Penn Estates community amenities (such as the pool, lake, beach, etc.) is managed by the HOA and is subject to change without notice. Availability, operating hours, and reservation requirements are outside of our control. We recommend checking the official community website or calling their direct office phone number for the most up-to-date information before your stay.
● Please note, these fees are not set by us as hosts. They are established by Penn Estates community and apply to all guests. These charges help cover the costs of operating and maintaining the many great amenities and facilities available during your stay.

● Jiant Getaways welcomes guests with fully verified profiles. Please upload your government-issued ID and payment method in your account settings, as well as send us a photo of your ID.
● Eligible refunds are subject to a 6% processing fee.
● NOTE: We provide enough essential consumables to cover stays of about 2-3 nights. If you need more supplies during your stay, you can visit one of the following nearby stores: CVS, Wawa, Rite Aid or Super Foodtown.
● Given the rural setting of the property, we provide year-round pest control, however occasionally you may see sightings of ants, spiders, and flying insects. Although we do our best, we cannot guarantee a completely pest-free environment due to the surrounding natural climate
● When drought, weather or other conditions present an unusual fire risk, a burn ban may be imposed by the local jurisdictions without prior notice.
● There is propane available for grills and/or fire pits, depending on your usage, we cannot guarantee there will be propane for the duration of your stay. If a tank is empty, and you want to fill it, please provide a receipt for reimbursement. DO NOT PURCHASE A NEW TANK, SIMPLY REFILL IT.
